View Full Version : What are the rules on extending a property in Tenerife?

Hi

We are looking at purchasing a property in los menoras. however we will want to extend on the property when we have bought it. we have been told that we will need to submit plans to the town hall and they could get rejected. is this correct? are u able to extend the property by a certain percentage before you have to submit plans?

You are opening a can of worms beware! It comes down to what land you are classified as, as well as a million other variants.

My advice is do one of two things

Submit the plans before buying
or
Build a temporary structure like a pergola or gazebo and build your extension under this. Then after a few years take your structure down and viola!

On the escritura it will say how many square meters the dwelling is allowed to be.

The land checks are done by a spotter planes that take digital photos of the land and the computer notes any changes. That is how they catch you normally. That and neighbours that don't like you.

It's a big risk. But doing anything the correct way here is time consuming and usually results in a negative outcome :(

There's nothing stopping you extending with what classed as a temporary structure though, something made from wood perhaps......... ;)

Ask the vendors to submit the plans .... unless you are desperate for that particular property and there is a queue of buyers, put the pressure on the vendors.

Slodgedad is absolutely right. It is not just a can of worms, it is about 1001 cans of multitasking worms. Don't base your judgement on this by any experience you might have had in the UK.

Not too sure about the 'temporary structure' suggestion as it is my understanding that you cannot build anything with a roof without a licence.
