What is the tax rate on selling property in Tenerife?

Can anyone tell me what percentage of tax is payable when selling your main residence. Is there any discount for residents who have owned for more than 10 years ? Or any discount for pensioners ?

I have heard all sorts of amounts from different sources, but nobody seems to know the exact amount.
