I have heard conflicting opinions regarding how long let contracts actually work. Can anyone tell me ..... if a standard contract states that an apartment is let for one year, with the option of the tenant giving a month's notice to move out once they have completed six month, what happens at the end of the twelve months? Should the tenant be contacted at the end of ten or eleven months to ascertain if they wish to stay on after the twelve months, and if they do, a new contract signed? Or is there no need for a new contract? If the contract term is over and no new contract is signed, what happens if the tenant stops paying their rent?

You have an automatic right to renew but can also give one months notice and go
A landlord can not stop you renewing and can only put your rent up with the rate of inflation
You can stay for 5 o Possibly 6 years
