The vast majority charge 5% but you may be able to negotiate it down to 3-4%....if you're very lucky.

I have been looking at properties in a particular part of El Medano for a while now. It does surprise me the variance in pricing for the same property (it's a development) from different agents.
Do you think this is a function of the lack of good, professional advice from agents, or is it just the completely unrealistic perception of people selling?
In the UK, I doubt that you could get an agent to spend time listing a property at 100-150% more than the cheapest listed.
These are all identical 3 bedroom townhouses on one estate.

When my parents lived on the mainland of Spain, the practice was to tell the agent how much you wanted for the property, and then they would sell it for as much as possible above that, and pocket the difference!
