Hi guys, I know this is a $1m question, but realistically what would you have to pay for a 1 bedroomed apartment in Los Cristianos right now?

Equally, a 2-bed apartment in/around San Juan?

I get so out of touch very quickly and residents will have a better idea of what's happening. I'm assuming things are still slow?

Did you manage to sell your 1-bedder in Los Cris? If you did, you diid extremely well, as, if I remember rightly, you had it up for 140,000€, which now is unrealistic, unless its on Mirador, Parque Tropical, or El Rincon.

Think you need to add Royal Palm to that, sold my one bed in one day, for far more than that.

140k on El Rincon would be a disaster for any who bought off plan ... think the cheapest one bed there was about 240K

There really is no "one price fits all" ... some people just have to sell so will reduce their price ... others bought at the peak and still believe they must ask for close to the price they paid, and so they will never sell.

Location is important ... and good views add to any price.

I think you sold privately delderek, so saved around 7,500 in commission ... it really is the luck of the draw as to what apartments a prospective buyer is shown, and how much research they do. I have seen price differences of 25,000 for pretty much the same kind of apartment in Paloma Beach

Blimey, i know of a lovely 2 bed fully furnished on there for less, But sometimes less is more, think about it, cheaper to run, less fee,s, no family can stay, yeh good plan, They are nice apartments, but i dont rate the views, or location, balcony's not very big either,

I have been in 4 differant ones on there, 2. 2 beds, 1, 1 bed, and a 2 bed penthouse, but they made a small bedroom upstairs, with a sofa bed, and a view over los angeles, - victoria 2, but you was over looked, Yes, the roof terrace was nice, I wonder what they will build on the land in front ?.

Just search for similar property on whatever complex you are talking about ans see what the best price is. Thatīs a good starting point. Prices have come down in Los Cristianos and I believe they will continue to fall on most complexes.

Sorry to have been vague about the property, so I know opinion would have been hard to determine.

We had wanted to sell our apartment, but with a close bereavement we never actually formally placed it and, frankly, I had neither time, nor desire to start marketing it myself. We had intended to place the apartment with an agent when next we're out next. We do talk to people when we're out about prices but we do find so many people who talk as if their apartment is the only one on the island is going up in value! Hence just asking a general question here.

By coincidence, I did find out today what similar apartments on our site (Los Diamantes) have been selling for and I was shocked, so we've actually decided not to sell and will just sit it out. Fortunately, we don't need to sell. We also decided against buying a larger place, until we can see the effects of what has been happening. It's very easy for site standards to slip in these times.

go see a few agents and ask 'how much can you sell my place for, within a week?' They'll then tell you the realistic price !

Don't think so! We were looking at a two bed there priced at €299,950.00 but agent told us it would be much cheaper now than when it first went on sale at that price!

Good chance at selling the one bed in Summerland on my books if these prices are to go by...fully furnished and only 89.000€ with a sea view......5th floor too.

Well another one on Summerland sold for 86,000€ 2 months ago and this one is slightly better so the price looks about right to me to get a sale. There was one sold recently on Los Diamantes for under 50,000€ but no sun, no outdoor areas, no views...

They were supposed to be building another phase of Grasciosa on that empty plot in front of Vic 2 reggie, a few years ago they started clearing and levelling it but itīs been abandoned.:)
